Pier-and-beam homes and rodents

A large share of Waco’s older homes sit on piers with a crawl space underneath. Homes.com neighborhood data puts the median build year in Sanger Heights at 1925, Brook Oaks at 1930 and East Waco at 1942, and many houses from those years were built off the ground. The crawl space keeps the floor dry and gives plumbers room to work. It also gives rats and mice a dark, sheltered place to live right under your kitchen.

Skirting around the base of the house gets damaged by mowers, settles out of line or rots at the bottom. Foundation vents lose their screens. Once a rat or mouse is under the floor, the pipe and duct holes lead straight up into the house.

What a thorough crawl space job includes

  • A crawl space inspection from the access door, with a light, looking for droppings, runways and nests
  • A walk around the skirting to find breaks, gaps and digging at the base
  • Hardware cloth over every foundation vent
  • Sealing gaps where plumbing, drains, gas lines and ducts pass through the subfloor
  • Traps along the sill plate and near the access door
  • Repair or replacement of damaged skirting, with mesh buried at the bottom where rats dig
  • Cleanup of soiled insulation or vapor barrier once the rodents are gone

Step by step

  1. The technician opens the access and inspects from the entry, then crawls in where clearance allows.
  2. Active runs and nests get marked. Traps go out along them.
  3. Outside, vents get screened and skirting gaps get closed, leaving one monitored opening if rodents are still inside.
  4. Inside the house, pipe and duct penetrations get sealed under sinks and behind appliances.
  5. Return visits clear traps. The last opening gets sealed when activity stops.
  6. Cleanup follows if needed.

Why crawl spaces are harder in Waco

Pier-and-beam homes shift over the years as the ground under the piers dries out and gets wet again. Skirting that fit tight five years ago may have a gap at one corner now. If interior doors stick in some seasons, the house is moving, and the same movement opens gaps below.

Rain is part of it too. Crawl spaces in low spots stay damp after a storm, and damp soil is easy for Norway rats to dig. Neighborhoods close to the Brazos and Bosque rivers or the creeks that feed them see more burrowing along the skirting.

Many older Waco homes also have additions built at different times: a back porch enclosed in the 1950s, a bathroom added later. Each addition may have its own foundation and its own skirting, and the joints between them are easy places for a rat to get under.

Questions to ask about crawl space work

  • Will you go into the crawl space, or only look from the access door?
  • What will you use on the foundation vents: hardware cloth, or something else?
  • How will you repair the skirting, and will mesh go into the ground at the base?
  • Which pipe and duct holes will you seal from below, and which from inside the house?
  • Is cleanup of soiled insulation or vapor barrier part of the price?

A written answer to each keeps the job from turning into a trap-only visit. Pier-and-beam work takes more time than a slab, so expect the quote to reflect it.

What you can do

Keep the area around the skirting clear. Pull back mulch, ivy and stacked lumber so you can see the base of the house. Don’t store firewood against the skirting. Fix dripping outdoor faucets and A/C condensate lines that keep the soil under the house wet.

Check the vents after mowing and after storms. A missing screen is an open door. If you hear scratching under the floor, the mice in walls page explains how activity in the crawl space travels up into the house.

For Norway rats digging along the skirting or in the yard, see rat burrow treatment.

How it works

How a call turns into a finished job

1

Call and describe it

Say what you've found and where. Your call goes to an independent local rodent technician who serves your part of the Waco area.

2

Inspection

The technician checks the attic, walls, garage, crawl space or slab edge and the roofline, then names the rodent and the entry points.

3

Trapping and sealing

Traps go on the active runs. Gaps get closed with metal, hardware cloth and sealant so new rodents can't follow the same path.

4

Follow-up and cleanup

Return visits clear the traps until activity stops. Droppings and soiled insulation get cleaned up if the job calls for it.

Crawl Space

Crawl Space Rodent Control: common questions

How do I know if rodents are in my crawl space?

Look for droppings at the vent openings, dug-out soil along the skirting, torn vapor barrier or insulation hanging down, and scratching under the floor at night. A strong musty smell near floor vents is another sign.

What's the best way to seal crawl space vents?

Galvanized hardware cloth fastened over the vent openings keeps rodents out and still lets air move. Plastic screen and window screen get chewed through.

Do rodents in the crawl space get into the house?

Usually. Every pipe, drain, gas line, wire and heating duct that goes up through the floor leaves a gap. Rodents follow those into walls, cabinets and the attic.

Can a technician work in a tight crawl space?

Most can work in the clearance found under typical Waco pier-and-beam homes. Very low or flooded spaces may need a different plan. Mention the access size when you call.

Does the crawl space need cleaning after?

If rodents lived there a while, yes. Soiled insulation and vapor barrier may need to come out. The droppings cleanup page explains the safe way to do it.

What about the skirting itself?

Rotted or loose skirting is a common entry point. Repairs with solid material, with metal mesh buried along the bottom where rats dig, close that route.
